Pre-Sale Requirements in SoCal

I was walking a property today in Carson and asked the agent if Carson still requires a presale inspection before listing the property, and to my surprise, the answer was NO. The City of Carson removed the presale requirement in 2019 (wise of them).


However, it got me thinking about the other cities that still require presale inspections or some presale checklist before being able to list the property or close escrow. These may include specific assessments, fees, or taxes. They may consist of mandated low-flow toilets, water heater strapping, or mandatory affordable housing waivers.


I found a great resource (listed below) to see if the property you sell has a city requirement. Also, you can go to any city page to check out what they require to sell.


For example, The City of Long Beach has a Garage Resale Program. The Garage Resale Program requires any property owner selling a residential building within the designated parking impacted area to sign off on a report regarding the availability of legally required off-street parking spaces.


These requirements are something to keep in mind before listing the property so that you will have an excellent and smooth escrow.
